Why can't I wait until August to start paying rent? - All of our rental properties are on leases running from June 1st through May 31st. As properties become available at the end of May that is when we re-rent them. This is true for a very large number of rental properties in the student areas. If you wait until August to rent a home you may find that your choices are extremely limited and may have to settle for an inferior living arrangement.
Why can't I get you guys to answer the phone? - We are a small family owned company. We are generally out doing repairs or showing houses to prospective tenants. The best way to reach us is by email. We do respond quickly.
How long have you been in business? - We were born and raised right here in the Chico area. We started in the rental business in Chico in 1985. We are members in good standing of California Apartment Assoc. (since 1990).

EFT Form (pdf) -- FAQ
EFT Questions and Polices:
What does EFT stand for and what is it? - EFT stands for Electronic Funds Transfer. It is an automatic withdrawal from your bank account. No different than what your insurance company does or how some credit card payments are made.
Do I need a separate bank account? - A separate account is not required. We do require that the bank you use has a branch in Chico. That way if there is a problem with your account (such as not enough money in it to cover the full amount of the monthly rent) you can deal with it immediately and in person. Please make sure that at least 2 room-mates are on the account so if one person is not available problems can still be handled.
Can I use my parents' account? - We must insist that the account be in your name because you are the party directly responsible for signing the lease.
Can I use a savings account? - An EFT payment can be made from a savings or checking account.
Can I use more than one account? - No, because there is a single lease for the entire house your rent must be paid in a single payment.
Can I cancel my EFT payment? - Yes, but keep in mind that if you do not pay via EFT you must pay the rent in advance for the entire lease period.
What happens if my EFT payment bounces? - If you do not have enough money in your account to pay the full month's rent your entire EFT payment will bounce. You will be required to make payment (including all bounce charges and late fees per your lease) by money order or cashier's check. We do not accept personal checks at any time.
What else do I need? - You must send a voided check along with your signed authorization form.
